# PREPARATION OF A PRELIMINARY PLAN FOR INDUSTRIAL WORKS - COST FINANCIAL SERVICES AND OF INSURANCE

Knowing the amount of time consumed and the sequence of each task is relatively simple for someone with experience, make a plan work in a fast, this plan will be very useful for a good evaluation of tenders. This plan will allow us to

1 The assess of what would be a Budget of Expenditures, against a Budget of Revenues, that we obtain from contractual payment terms of the construction and estimate production
In this way we will know something about the initial capital and the capital that we need at regulars intervals of time during construction, this will allow us to make an estimate of financial interests. This work can be made by the Accountant Department of the Company, but we have to give they the dates that needs
After completing this analysis, we will can assess the financial cost of the Work

2-Another issue to consider is the requests for insurance by the Client, in every specification establishes the type of insurance that it will request for the construction, we can request a quote to a third, and include it in the Offer.
In addition to the occupational accident insurance and life (which is usually charged to the cost of man-hours of operations) there are another insurances to cover risks during construction
For example, if a company is working on an oil refinery and has to move a team with a crane ,there is a risk of damage to existing facilities, there is the risk of fire , there is a risk of harm to other operators, the risk of profit earnings, the risk of beating the team that is being mounted, the risk when transported the team to work.. All these risks must be covered and someone must pay for this. Sometimes the client has contracted them, and sometimes not, we must see what the Insurance ,that will request the Client. In this step we are going to analyze the Study of The Itemized offer according to the future Client order or if it does not it request , we will make a careful analysis of the activities of the new work
A common and effective practice to bid prices is dividing the task for items, ( Companies already have generally these generic payrolls, in format Excel ) for example

Excel is not mistaken and besides it allows changing any I compute or cost rapidly
This or another payroll should be right now constructed at the Company and besides having right now placed the performances in Hours/Unity ( later on we will see that we have to apply a correcting factor to the performance of the staff according to the conditions in which works develop )
As to the serious commendable Hours price that the company Bookkeeper indicate it, since small variations can make one win or lose a job
The rest is task of the reviewers that should be very careful

The preparation of the Offer is in our opinion the most important step when we will make a New Work-Reforms- Industrial Construction. We describes here the steps for the construction of Works Turnkey

* If we make mistakes in the Estimation of the offer with a very low price, we can produce the breakdown of our company and / or loss of the Customer
* If we make mistakes in the Estimation of the offer with price too high,we can produce a decline in the business relationship with our client

The conclusion is that we need study the offer exhaustively

Individuals listed must have:

* Experience in executions of New Building- Reforms-and /or Construction of Works Turnkey
* They must have relation with commercial management of the Company

With respect to actions taken to prepare a bid, it is recommended that:

* We must read the information received in advance of the work visit
* Reviewed during this visit all the aspects that will influence the performance of the resources used in the construction , for example:
- Availability of personnel, infrastructure and access in the vicinity of the future work
- Commitment of the Work with Plant in Service or if this will built in an isolated place
- Influence of Trade Unions in the area
- Locations for the location of infrastructure, materials and equipment
- Quality of preliminary Engineering
- Features of Local weather
- Difficulty accessing to Plant and obtain work permits

So the making of each offer requires analysis of these and other situations ... hence, this task requires staff with high analytical skills, experience in the disciplines that are quoted and hourly availability
